Stonemount Park
Stonemount Park is a thriving new residential community on the lands of the former De La Salle School on Ballyfermot Road, Dublin 10. Developed by Dwyer Nolan, the scheme delivers over 900 homes across an 8.3 hectare site, with a varied typology mix of apartments, duplex and triplex units offering genuine lifestyle choice for individuals and families.
The scheme has been shortlisted for the ICSH Community Housing Awards 2025 in the Large Family Housing Project category, in recognition of Block B's social inclusion model — a 128-home phase delivered for the Iveagh Trust and now home to a new community in Ballyfermot.

Design Approach
DSA's design solution inserts a high-density residential neighbourhood into the established Ballyfermot suburban grain. The scheme is organised around four distinct character zones, each clearly identifiable from a central parkland space, creating an integrated landmark destination for both existing residents and new occupiers.
Seven residential cells are clustered around the primary central open space, with strong spatial connectivity from individual courtyard gardens through to the central park and on to a new multi-use playing pitch. New buildings frame a fresh site entrance along the Ballyfermot Road, extending the public realm of the existing Markiewicz Park into the new development.
A network of amenity spaces and healthy travel routes encourages an inclusive, walkable community structure — directly supporting the social objectives of the housing bodies operating within the scheme.
Protected Structure
The original De La Salle School — a protected structure — has been carefully retained and repurposed as a creche and community amenity space. The new blocks step back respectfully from this historic building, allowing it to retain its civic presence while adding a unique architectural character to the urban form. The reuse provides accessible community hub facilities serving both Stonemount Park residents and the wider Ballyfermot community.

Massing and Height
Building heights range from 2 to 13 storeys. Heights are deployed strategically to create visual landmarks, define urban edges, and step down where necessary to preserve viewing corridors and ensure good daylight penetration across the scheme
Social Inclusion and Community
Block B, delivered in 2025 for the Iveagh Trust, provides 128 BER A-rated social homes alongside a programme of communal facilities — including amenity room, communal open space, a commercial unit, and a roof garden. A permanent on-site presence including live-in staff, Estates Managers, a Housing and Community Officer, and caretakers, supports residents in sustaining their tenancies — an approach recognised in the project's ICSH award shortlisting.
The scheme demonstrates DSA's commitment to designing not just homes, but the conditions for sustainable, thriving communities.
